Investment Opportunity,

El Dorado Village presents a great opportunity to develop a mixed-use development in Brisbane’s inner west.

The project is in a prime location and also offers the astute buyer an opportunity to buy an apartment with several key points of difference.

El Dorado Village’s success is predicated on five key market drivers:

  • Location, immediately adjacent to “hard” infrastructure such as Indooroopilly railway station, Indooroopilly Shoppingtown and St Lucia’s University of Queensland
  • Mixed-use nature of the project, incorporating movie cinemas, retail and office space
  • Generous apartment sizes and open design
  • Lack of existing and new apartment supply
  • Good local property performance in terms of resale price growth and high rental demand

Most developers holding apartment sites across inner Brisbane have lodged plans to increase yield and reduce apartment sizes.

As a result, we are likely to see a crowding at the price pointed, investment end of the new apartment market across inner Brisbane in coming years.

Conversely, the more spacious, larger new apartment market is likely to be undersupplied.

El Dorado Village has the potential to fill some of this void.

El Dorado Village

PCN Projects are developing a mixed-use development along Coonan Street and Station Road, Indooroopilly. This development will comprise 100 apartments over 13 levels; retail outlets; an eight cinema movie complex and office space positioned around an internal piazza.

The site is immediately adjacent to the recently refurbished Indooroopilly railway station, which is just seven stops (and coincidentally seven kilometres) from the Brisbane CBD. Also nearby is Indooroopilly Shopping Centre, the eighth largest retail centre in Queensland, which holds 84,000 m² of retail of commercial space. This centre also holds a regional library and a major bus interchange which services the wider Brisbane metropolitan area.

Indooroopilly is also close to the St. Lucia campus of the University of Queensland and several other large educational institutions including Nudgee Junior College, St. Peter’s Lutheran College and Indooroopilly High School. The St. Lucia campus holds over 36,000 students, of which two-thirds are continuing students. Four out of five are full-time internal students, and whilst the majority (80%) are domestic, the international student intake is expected to increase by 25% over the next five years.

Overall enrolments at the UQ campus have been rising by around 10% per annum over recent years. UQ also employs over 4,400 staff.
